For a property in Poland, Booking invoices the commission without VAT, so you settle it as imported services on the VAT-9M return. Your own booking system costs 5 999 PLN one-time plus a payment-gateway operator fee of about 1.5% (instead of the platform\'s 12-18%). After 5 years with a full switch to direct, you keep ~196,500 PLN more. In practice the hybrid model is most common: Booking for new tourists, direct for returning guests, so you shift 30-40% of bookings in the first six months.

A cheap first step, before you buy a system

You don\'t have to start with a full automated system. Even a simple page with a booking form, a phone number and WhatsApp (Business Card site from 1 299 PLN) lets a lodging property (hotel, guesthouse, glamping, cabins) take bookings directly, in manual mode. The guest writes or calls, and you confirm yourself.

Every such booking means 0% portal commission on that particular night, because the guest reaches you without Booking. With a realistic, mixed model (for example 30% Booking, 70% direct) your average commission drops from about 18% to roughly 9%, so by half. An automated system with online payments (Stripe, Przelewy24) and iCal calendar sync is the next step, once direct traffic grows, not a condition to start.

How much Booking, Booksy and Restaumatic commissions really cost

Commission is the silent tax you pay on every reservation, indefinitely, including the customers you brought in yourself. Booking.com typically takes 15-18%, Slowhop and similar lodging portals around 12%, Restaumatic and order systems a subscription plus a per-order fee, and Booksy a flat monthly subscription that grows with the number of stations.

Your own commission-free booking system flips that logic: you pay once for setup, and after that you only give up about 1.5% to the payment-gateway operator (and only if you take online deposits). The calendar sits on your site and syncs via iCal with Booking, Airbnb and other platforms, so you keep your presence on the portals while regulars book directly with you commission-free.
