On average bookings split in a hybrid way, for example 70% direct and 30% through Booking, so the average commission drops from around 15% closer to 8%, not to zero. A cheap website with a form is the first step toward that, not a precondition for the system.

Why it pays off: Booking takes 15-18% on every reservation, Booksy a monthly subscription. A payment gateway takes about 1.2-1.5% per transaction and nothing more. On a 600 PLN booking that is the difference between over 100 PLN handed to the platform and about 8 PLN of operator fee. The rest stays with you.

Take a family guesthouse: 12 rooms, revenue ~480,000 PLN a year. Typically ~95% of bookings go through Booking, commission ~85,000 PLN a year. WordPress site, the booking form is broken, clients click on it but book on Booking.

Typically after 3 months: ~15% direct bookings (mostly repeat guests who come back). After 6 months: ~35% direct. Annual direct revenue ~165,000 PLN, commission saved ~30,000 PLN. Payback is on the order of 4-5 months. In the long run you turn off Booking for high-season weekends.

Five concerns
I hear most often.

Every concern below has already been said to me by a guesthouse owner thinking about a deployment. I answer directly, with specifics.

„What if guests prefer to book through Booking and my system stays empty?”

Answer

This is solved by running both channels at once. Booking still runs in parallel (we leave it on), and your system is an additional booking route. If guests prefer Booking, you lose nothing. If they prefer your site, you gain the 15% Booking would normally take. The first direct bookings are usually 5-10% in the first month, growing to 30-40% within 6 months.

„Does the sync really work? I am scared of double bookings.”

Answer

Calendar sync of this kind is industry standard, every serious system uses it. A room is blocked in your system when a booking comes in from Booking, and the other way round. Updates run every 5-15 minutes (configurable). The date is blocked on both sides instantly, so the risk of a double booking is minimal.

„How long does delivery take and what do I have to do?”

Answer

System Standard ships in 10-14 working days. Your work: 30 min kickoff call (room types, prices, rules), 30 min to set up the domain (if new) and approve the automated emails. The connection with Booking is set up once, after you log in once. The entire technical side is on me.

„And what if you stop developing this system or take a full-time job?”

Answer

On delivery you get the full source code of the system, it is yours. The system runs on open, widely known tools, so any experienced developer can carry on the work. On top of that I have 150+ delivered 360 tours in my portfolio and I run Lokal360 full-time. But even in the worst case, you have the code, the domain and the data. No vendor lock-in.

„I have a hotel management program (PMS), will your system connect with it?”

Answer

Yes. Integration with Booking, Airbnb and Slowhop works out of the box, no workarounds. For larger venues (hotel with a restaurant, network) I plug straight into the hotel management program (e.g. Hostaway, Cloudbeds, Apaleo), that is System Pro, 8 999 PLN to start. For a typical 8-15 room guesthouse, the calendar sync in the Standard package is enough.

„Do you take a commission on guest payments?”

No, zero commission on my side. The payment account (Przelewy24 or Stripe) is on your company, money goes straight from the guest to your account. I only wire it up to the site, I am not party to the transaction and I do not hold your money. The only cost is the payment provider fee, around 1.2-1.5% per transaction, with no subscription. For comparison, Booking takes 15-18% on every reservation.

A custom online booking system is an alternative to Booking commissions and monthly subscriptions. Instead of giving up 15-18% on every reservation, you have an online booking calendar on your own site, your own guest database, and full control over prices and rules. As an accommodation booking system it works for a guesthouse, a hotel, holiday cabins, glamping and apartments for rent, anywhere real-time room availability matters.
